Real Estate Investor Survey

As part of our Veritas 11th Annual Great Canadian Real Estate Conference, our Senior Financial Services Analyst Nigel D'Souza reviewed the results of our annual survey of real estate investors among our clients and followers.

A few highlights from this year's survey:

•  A significant increase in investors who do not plan to purchase a property in the next 12 months;
•  Also a significant increase in investors who plan to sell (no sign of panic selling);
•  More real estate investors are cash flow negative.

Albert is currently serving as the CEO & President of Marathon Mortgage Corp. while also having a seat on the Board of Directors. Previous experiences include President of Mortgage Operations for M3 Mortgage Group Inc., which owns Verico, Invis, Mortgage Intelligence and MutliPrets Hypotheque. M3 represents over 800 brokers across Canada, originating approximately $44B in annual mortgage loans. Albert has served on the Advisory Group for RECO (Real Estate Council of Ontario) and has dedicated many years to industry associations in the capacity of Chair of IMBA and as a Director for Mortgage Professionals Canada. Dr. Aled ab Iorwerth

Deputy Chief Economist
Canada Mortgage & Housing Corporation

Aled is the deputy chief economist at the Canada Mortgage and Housing Corporation. He has been at CMHC since 2016 where he has led multiple projects looking at the housing market. The 2018 report he led changed the direction of housing policy to renew emphasis on housing supply. He has held a range of research positions in economics in the federal government, including the Department of Finance. Aled holds a PhD in economics from Western University and leadership training from the Said Business School at Oxford University.

Amber Kanwar

Anchor and Reporter

Amber is an anchor and reporter for BNN Bloomberg, appearing on The Open and The Disruptors. Kanwar is a relentless digger, always looking for ways to break news and bring exclusive information and insight to BNN Bloomberg’s audience. Amber is a homegrown product of the BNN Bloomberg newsroom, working her way up from intern, to segment producer, and now to anchor. She specializes in equity markets and is constantly seeking out stocks flying under the radar, trends that are about to emerge, and curating research to make it accessible to viewers. @baystreetamber

 


Anthony Scilipoti

President and CEO
Veritas Investment Research Corp.

Anthony and his partners founded Veritas Investment Research in 2000. He is a Fellow Chartered Public Accountant, a Fellow Chartered Accountant, a Certified Public Accountant (Illinois) and a member of the Association of Certified Fraud Examiners. He is a licenced portfolio manager. Anthony also has served as a member of the Ontario Securities Commission's Continuous Disclosure Advisory Committee since 2006. In 2019, Anthony was appointed to the Board of the Capital Markets Advisory Committee of the International Accounting Standards Board and is currently Chair of the Committee. @ASclipoti

Arlene Dedier

With over 25 years of experience, Arlene has an extensive background in architecture and construction management in the commercial real estate, retail, industrial, and hospitality industries. She has a proven ability to direct ground-up construction, tenant-fit out and renovation projects, overseeing several multi-million-dollar projects simultaneously. With a lifelong interest in design, Arlene began a career in architecture and real estate development following the completion of her architecture degree at Carleton University's School of Architecture. Daniel Foch

Daniel Foch is a real estate broker, working in the real estate industry for over 15 years with a variety of notable organizations such as Interrent REIT, CBRE, and Hydro One. As one of Toronto's most influential Real Estate Brokers, with a captive audience of 100,000 real estate investors across multiple social media platforms, Foch brings his trusted expertise in primary research and market analysis for the collaborative success of the brokerage, agents and clients. During his academic career, Daniel was an active instructor, contributor and researcher in the University of Guelph's Real Estate Faculty, founder of The University's International URECC event, and was awarded for affordable housing innovation by CMHC & The University of Guelph during his tenure at the university. @daniel_foc

 

 

Elisseos Iriotakis

Elisseos Iriotakis co-leads SafeBridge Private Wealth. Frances is a seasoned leader in the mortgage industry with over 29 years of success in the financial services industry and one of the founding partners and CEO of Tribe Financial Group. Tribe Financial Group is an award-winning independent mortgage firm in the GTA that specializes in customized mortgage planning with a belief in setting the bar high for mortgage lending excellence through integrity, transparency and heart. Jordon Scrinko

Jordon is the founder of Precondo.ca, one of Canada’s largest pre-construction websites with over 500,000 visitors a year. Specializing in pre-construction condos, Jordon and his team sell hundreds of units yearly to investors and end-user. Michael Emory

Prior to entering the real estate business in 1988, he was a partner at the law firm of Aird & Berlis LLP, specializing in corporate and real estate finance. Nigel D'Souza

Nigel is a Senior Investment Analyst in Financial Services and joined Veritas in 2016. Refinitiv StarMine ranked him #2 for earnings estimate accuracy for Banks in 2020. He was also ranked sixth overall for stock picking across all industries and analysts by StarMine in 2019, and #1 for the Banks that year. Prior to joining Veritas, Nigel operated a training program for professionals, providing coursework on financial modeling and how to conduct equity research. He also worked at State Street as an associate in Alternative Investment Solutions.

Robert Goodall

Robert is the President and founder of Canadian Mortgage Capital Corporation (CMCC). CMCC’s four primary platforms are: (1) managing the operations of Atrium Mortgage Investment Corporation, a non-bank lender which trades on the TSX, (2) managing various private real estate funds that invest with major developers across Canada, (3) managing a private high yield debt fund, and (4) managing lower yielding senior debt funds on behalf of institutional clients. In its history, CMCC has arranged financing on over $6.5 billion of real estate in Ontario and funded more than $3.0 billion of loans and equity investments across Canada.

 

Rocco Rossi

President & CEO, Ontario Chamber of Commerce

Rocco joined the Ontario Chamber of Commerce (OCC) in 2018 as President and CEO. Prior to joining the OCC, he most recently served as President and CEO of Prostate Cancer Canada, where he helped to advance the research, advocacy, education and awareness of the most common cancer in men. Rocco also served as CEO of Heart and Stroke Foundation – one of Canada’s largest non-profit organizations – overseeing consecutive years of record fundraising combining for over $600 million in total and launching many new, life-saving initiatives. His passion for public policy has led him to stand for election both for the position of Mayor of Toronto and for MPP. Shalabh Garg

Shalabh is primarily responsible for covering the Real Estate Investment Trust (REIT) sector. Before covering REITs, Shalabh supported the Financial Services analyst as a Research Associate between November 2019 and July 2022 and helped expand the coverage for banks and insurers. Before joining Veritas in 2019, he worked at Nomura Services and was responsible for business analysis of projects related to the front-office trading desk.

 

Steve Lafleur

Senior Policy Analyst

Steve is an independent public policy analyst located in Toronto, a Senior Fellow of the Fraser Institute and a former Senior Policy Analyst at the Fraser Institute. He holds an M.A. in Political Science from Wilfrid Laurier University and a B.A. from Laurentian University, where he studied Political Science and Economics. He was previously a Senior Policy Analyst with the Frontier Centre for Public Policy in Winnipeg and a Contributing Editor to New Geography.
