Searching for a bottom in an unpredictable market

In the midst of the sharpest housing correction in a generation, the question on everyone's mind is: Are we there yet?

Canadian home prices are roughly 20% below their 2022 peak, while parts of Ontario and British Columbia have experienced even steeper declines. At the same time, the once-booming pre-construction condominium market has all but ground to a halt. Many developers have delayed or cancelled projects. Others have disappeared. Uncertainty surrounding immigration, affordability, financing and interest rates continues to cloud the outlook.

Yet the picture is far from uniformly negative. While residential housing has struggled, much of Canada's commercial real estate markets have demonstrated surprising resilience. 

So where do we go from here? Has the housing market finally found a floor, or is another leg down still to come? Can the commercial market remain immune?

Dr. Aled ab Iorwerth

Deputy Chief Economist,

Canada Mortgage & Housing Corporation

Aled is the deputy chief economist at the Canada Mortgage and Housing Corporation. He has been at CMHC since 2016 where he has led multiple projects looking at the housing market. The 2018 report he led changed the direction of housing policy to renew emphasis on housing supply. He has held a range of research positions in economics in the federal government, including the Department of Finance. Aled holds a PhD in economics from Western University and leadership training from the Said Business School at Oxford University.

Anthony Scilipoti

President and CEO,

Anthony and his partners founded Veritas Investment Research in 2000. He is a Fellow Chartered Public Accountant, a Fellow Chartered Accountant, a Certified Public Accountant (Illinois) and a member of the Association of Certified Fraud Examiners. He is a licenced portfolio manager. Anthony also has served as a member of the Ontario Securities Commission's Continuous Disclosure Advisory Committee since 2006. David Black

With almost 20 years of experience, David is recognized as one of Canada's foremost appraisal experts. His expertise lies in the valuation of complex real estate assets across the country, with a particular focus on regional shopping centres and downtown office complexes, primarily working on behalf of Canada's largest Pension Funds, REITs, and Investment Managers. David continues to play a pivotal role in delivering some of JLL's most significant property and portfolio valuations while simultaneously leading the Canadian V&RA Team. His involvement extends to numerous global committees and initiatives within JLL, contributing to a network of 2,200+ sector experts who collectively appraise more than $3 trillion of global assets annually. Prior to joining JLL in 2014, Dave spent over six years at a global commercial real estate service firm in a variety of positions. Jonathan Pearce

Jonathan Pearce is Senior Managing Director, Americas Leasing at Hines, where he leads the firm's integrated leasing platform across the Americas. Natalka Falcomer

Natalka Falcomer is the Chief Real Estate Officer at Houseful, an RBC company, as well as a lawyer and Broker of Record. Her experience spans real estate, technology, corporate development and executive leadership. Previously, Natalka served as President of OJO Home Canada, helping scale the business through its acquisition by RBC. She has also helped grow a luxury real estate brokerage and a private equity platform focused on medical office real estate, and founded and sold her own law firm. Alongside her executive and advisory work, Natalka is pursuing entrepreneurship through acquisition, supported by BDC’s Thrive Lab, with the goal of acquiring and operating an established Canadian business. She has been recognized as one of Canada’s Top 100 Elite Women in Real Estate by Real Estate Professional.

John Pasalis

John is the President of Realosophy, a Toronto real estate brokerage that uses data analysis to advise residential real estate buyers, sellers and investors. A frequent commentator on the Toronto housing market and real estate consumer and industry issues, John has contributed to The Globe and Mail, BNN Bloomberg, The Wall Street Journal and other media, government and industry organizations. His research has been shared with the IMF and Statistics Canada and cited by the Bank of Canada and CMHC. Shalabh Garg

Shalabh is responsible for covering Canadian Banks and REITs. He joined Veritas in 2019 and supported the Financial Services analyst as a Research Associate until mid-2022, helping expand the coverage for banks and insurers. Before joining Veritas, he worked at Nomura Services and was responsible for business analysis of projects related to the front-office trading desk. Shalabh is a CFA charterholder and holds an MBA degree from the Schulich School of Business, graduating as a member of the Dean's Honour List.
